How your listing gets marketed

Everyone lists on LoopNet and Crexi. I add the layer they don't.

Every commercial professional posts to the same two sites, and a listing there is found by people already searching them. I add a cinematic film with on-screen call-outs, a YouTube and social push that reaches people who weren't searching, and four MLS listings that put it in front of 175,000 Realtors.

The stack

One listing, four layers.

The first layer is what every broker does. The other three are what get your property seen by people who weren't already looking for it.

  1. 01 / Baseline

    LoopNet and Crexi

Where every CRE professional lists, so your property goes there too. Tenants and investors expect to find it there. It's the starting line, not the strategy.

  2. 02 / The film

    Cinematic video with call-outs

One continuous FPV flight with on-screen labels and mapped call-outs for the facts that decide a tour: size, access, loading, parking, transit. Viewers understand the property without asking anyone.

  3. 03 / Reach

    Social and YouTube

The same film is posted to Instagram, Facebook, TikTok, Threads and YouTube, where it keeps getting found after the post goes quiet.

  4. 04 / Brokers

    Four MLS, 175,000 Realtors

The listing also goes into four MLS (OneKey MLS, Miami MLS, NJMLS and GSMLS), so the agents who represent tenants and buyers find it in their own searches.

Film vs. 3D tour

A film shows the building. A 3D tour makes the viewer find it.

A 3D walkthrough such as Matterport makes the viewer do the work: learn the controls, then click and drag from room to room. And exact measurements don't decide a tour, because anyone planning alterations brings in an architect to measure anyway. What decides it is whether the property fits, and a film shows that without asking the viewer to do anything.

Call-outs that point to what matters.

The flight path runs from the street to the space, and labels appear as the camera passes each feature. A tenant doesn't have to ask where the loading dock is or how far the train is. The film already showed them.

Social and YouTube

Posted where people are already watching.

An investor scrolling Instagram on a Sunday wasn't searching for office space. A film in the feed reaches them anyway. YouTube adds something the others don't.

Search

People look for it

Titles and descriptions are written around the address, building and submarket, so the film can turn up in search results.

Suggested

It appears beside other videos

YouTube can suggest the film next to videos people are already watching, including ones that have nothing to do with real estate.

Lasting

It keeps working

A post in a feed fades in days. A YouTube video stays up and keeps getting found for as long as the space is available.

Four MLS

Where the other side's broker searches.

Most commercial deals have a broker on each side. If your listing isn't in the MLS they search, it doesn't exist for their client. I list in four, so it appears in the searches of about 175,000 Realtors.

Questions

What owners ask first.

How is a film different from a 3D walkthrough?
A 3D walkthrough asks the viewer to click and drag from room to room. A film leads them from the street to the space in one flight, with on-screen call-outs for the facts that decide a tour. It also plays directly in a social feed, which a link to a 3D tour does not.
Do you still list on LoopNet and Crexi?
Yes. Every listing goes there too, because tenants and investors expect to find it there. The film, the social and YouTube push, and the four MLS listings are added on top.
Which MLS will my listing be in?
OneKey MLS, Miami MLS, NJMLS and GSMLS, which together put the listing in front of about 175,000 Realtors.
Why YouTube as well as Instagram, Facebook, TikTok and Threads?
Feeds move on within days. YouTube is searchable and can suggest the film beside videos people are already watching, so it keeps getting found while the space is available.
Can you fly in New York City?
Yes. I'm FAA Part 107 certified and have an NYPD unmanned aircraft permit account, so New York City listings are part of the plan.
How long does a shoot take?
The flight itself usually takes 5 to 10 minutes on site. Planning the route, adding call-outs and editing happen around it.
Which states do you cover?
New York, New Jersey and Florida, where I'm licensed as a broker, with the Rubirosa team on the ground in each market.
